Pressure or soft wash — the part that matters

Not every surface should meet a pressure washer. Concrete, brick and stone take pressure well. Stucco, vinyl siding, wood and painted surfaces do not; too much pressure drives water behind the material and forces you into repairs far more expensive than the cleaning. In most cases yes, though the result depends on how long the oil has been sitting and how porous the concrete is. Fresh stains lift readily. Oil that has soaked into unsealed concrete over several summers may lighten substantially without disappearing entirely, because the staining has penetrated below the surface rather than sitting on it. Pre-treatment before washing makes the difference, and we will tell you honestly at the estimate what result is realistic on your particular surface.

Will pressure washing damage my siding or stucco?

It can, which is exactly why those surfaces are soft washed rather than pressure washed. Stucco, vinyl, wood and painted surfaces are cleaned with low pressure and appropriate solutions so nothing is forced behind the material. Damage in this trade almost always comes from applying hard-surface pressure to a soft surface. If your property has a mix of materials, which most do, the crew adjusts method surface by surface rather than running one setting across the whole building.
